Commercial cleaning bid calculator

Price a cleaning contract the way it is built: the square feet of each kind of space and what one cleaner covers in an hour there, the restroom fixtures, how many visits a month, then wages, payroll costs, supplies, overhead and profit. You get cleaner-hours, time on site, the monthly price, the price per visit and what it comes to per square foot.

The building and your numbers

Enter the square feet of each kind of space the building has; leave one blank if it has none. Production is what one cleaner covers in an hour, so two cleaners cover twice that. Production rates, minutes and costs start at numbers to replace with your own. Square feet, rates and percentages are whole numbers; the wage is dollars and cents.

How the price is worked out

  1. Minutes a visit. For each space, its square feet divided by what one cleaner covers in an hour there, in minutes, rounded up to the next whole minute. Restrooms are the fixture count times your minutes per fixture.
  2. Cleaner-hours. The minutes a visit added up, times visits a month. The hours shown are rounded up to the next tenth; the wages below use the exact minutes.
  3. Cost. Wages are the monthly minutes at your hourly wage per cleaner, to the nearest cent. Payroll taxes, insurance and benefits, and supplies, are your percentages of those wages.
  4. Overhead and profit. Overhead is your percentage of the cost. Profit is your percentage of the cost plus overhead. Each is rounded to the nearest cent.
  5. Monthly price. Cost plus overhead plus profit. Per visit divides it by the visits a month, to the nearest cent. Per square foot divides it by the square feet entered, to a tenth of a cent, so restrooms are carried inside that rate.
  6. Hours on site. Minutes a visit divided by the cleaners on a visit, rounded up to the next tenth of an hour.
